The date for payment of the final balance is shown on your booking form so please make a note of this date. Don’t worry though, if you forget, we will email or call you to remind you.

Bed linen, bath towels, bath mats, a hand towel per bathroom, and tea towels are included. If you require linen for the extra pullout beds or sofa beds please make sure you let us know (by e-mail or calling us) so that we can ensure all the correct linen is at the house ready for your arrival, extra linen for sofa bed or z-bed is charged at £20 per stay.

All beds will be made up but sofa beds and pullout beds will not be made prior to your arrival. If you have ordered linen for a z-bed or sofa bed, it will be left folded near the bed.

The holiday price is for the property and will be the same regardless of the number of holidaymakers (but guest numbers should not exceed the number for which the property is advertised).

The person who signs the booking form is the group representative and as such is responsible for all other persons he/she brings into the property. They will need to let us know if any extra person/s that are not on the signed booking form decide to join the group. We need to know who is in the property so we can best protect your safety in the event of an emergency.

Pets are allowed at some of our properties and the breed and number of dog(s) should be advised when booking. We charge an extra £25 per dog. In the advertised information for each property we specify whether or not pets are permitted but if you want to make sure please call us, or email for more details.

We take no responsibility for the dogs’ safety, this is the responsibility of the owner. Please ensure that pets remain on the ground floor at all times, do not damage the property in any way, do not sit on the furniture and are never exercised on the premises.

We take great exception to clearing away dog foul so please make sure you clear up after your dogs! We reserve the right to charge you if you do not clear up after your pets. Pets must never be left unattended in the property.

No. A cleaning company will clean all the properties between lets. However PLEASE leave the house considerately (eg. remove left-over food, wash up dirty crockery and cutlery etc wherever possible) to assist our housekeepers in preparing the property for our next guests. Please follow all instructions regarding rubbish collections and remember to take all your belongings with you.

Yes, without exception.

Some of our houses supply BBQs. These are available for use. We would however ask you to make sure that when you have used the BBQ you make sure it is left clean for the next holiday maker. Please provide and dispose of any charcoal or other fuel.

If you find anything wrong please tell us straight away! Our office is open 09:00-17:00 Monday to Friday and from 10:00-12:00 on Saturday mornings. Our mobile phone number is available to you outside office hours; this is not a 24/7 service but we endeavour to answer your call or text and will respond as soon as practical.

Please do not wait until the day you leave (or when you get home) to raise any concerns or issues – we want our guests to be happy in their holiday homes and if there is a problem, we will strive to put things right swiftly.

Bed linen, bath towels, bath mats, hand towels for each bathroom, tea towels, a property information folder and a basic utility pack (cleaning products) will be waiting for you at the property along with a toilet roll in every loo. If you have hired additional items (cot, highchair or z-bed) we will deliver these on the day of your arrival.

There will be no food or drink products at the house.

Each house is thoughtfully equipped to be a ‘home from home’ but if you feel that the property would benefit from any other additions please do give us a call or let us know on your feedback forms (given in your welcome pack).

Food shopping: Exmouth has a stunning wealth of independent food shops – fishmongers, butchers, delicatessens and a superb greengrocer. Budleigh also has excellent independent shops and Lympstone has a well-stocked village shop and post office.  There are also many local farm shops. All of these  provide excellent fresh, local produce and we urge you to try these outlets during your stay! There are also several supermarkets.

Walking and footpaths: there are many beautiful places in the East Devon area accessible by footpaths, so it may be an idea to bring a pair of walking boots or your wellies just in case it is muddy in places. It may also be an idea to bring a torch . Please take note of any information signs on your chosen route.

Roads in East Devon: some minor roads and village streets are narrow and many do not have pavements. Please take extra care and drive slowly.

Farms and estates:  please be respectful when crossing someone’s land  and keep gates secured and pets under control. Please use a clearly signed footpath wherever possible.

Some of our older houses and cottages in more rural areas are close to nature – It is not unusual to see or hear hedgehogs, foxes or badgers in gardens at night. Please enjoy these natural wonders and do not interfere with the animals’ routine. Seagulls can be plentiful (and noisy at times!) however they are seabirds and should not be encouraged to eat scraps and rubbish. Please do not feed the gulls and please ensure your food waste is securely disposed of in the relevant bin.

We advise all holidaymakers to get holiday insurance cover.

The deposit is non-refundable and secures your booking, it is not a security deposit, and it is part of your holiday payment.

If you have paid your full balance and cancel your stay you will not be refunded unless we can fill the same dates with another booking. If we are able to fill the same dates we will refund your stay minus an admin charge.

This is another reason why we recommend holiday insurance.

The deposit you pay is to secure the booking and is £100 per week of your stay (i.e. 1 week is £100, 2 weeks is £200 and so and so forth). Then the remaining balance of your stay will be due one month before you holiday starts.

We do not take currently take a security deposit as we know all of our holiday clients are adult, open and honest enough to tell us if they have broken or damaged anything at the property. However we do still reserve the right to charge you for any damage and by signing your booking form you are agreeing to pay for any damage you or your guests cause.

Breakages: We ask that if you do break or damage anything at our properties that you tell us about it immediately so that you can continue your stay in comfort and also know that the next holiday makers will be able to use the same facilities you have enjoyed.

We are a very friendly company and promise not to tell you off if you break something and we do know that accidents happen.so it is okay to come and talk to us about what has happened.

However we do still reserve the right to charge you for any damage and by signing your booking form you are agreeing to pay for any damage you or your guests cause.

In almost all cases the answer is no. We do not take group bookings where there are a group of adults under 21 or any single sex groups wanting stag nights or hen do’s . We will accept groups that consist of members of the same family spanning across a number of generations. There are also a few other exceptions and we will review these on a case by case basis.

Many of our houses will accept breaks of three nights or more and the web listing will state which houses do. Please do ask if you are not sure as even some of our 7 night only houses will be more flexible out of peak season. In July and August all our houses would prefer a 7 night booking so we will only take short bookings in these months as last minute bookings.

Yes, we do have travel cots and highchairs available to hire-there are limited stocks available so please be sure to book if you think they will be needed. These are £15 each for the duration of your stay. Please bring your own linen for the cots.

Access to the property is available from 3pm. This is to give the cleaners time to do their job between holidaymakers. Please do not enter the properties before this time otherwise you may politely be asked to leave or wait outside.

Departure is by 10am. We have a short window of time to be able to collect all the keys in, make the premised ready for the next client and be ready to give out again so please leave promptly unless prior permission in writing has been given. If you stay after 10am and the cleaners arrive, you will be politely asked to vacate the premises immediately.

No. You will not be met at the property. Unfortunately there is not the opportunity for us to meet each client at every property on arrival days which is why you are asked to collect the keys from our office. The office is in a central location so will not be far away from any of our rental properties.

We send you details of the property addresses in a confirmation letter once the full balance is received. We send this to the email or postal address you give us during the booking procedures. We also send directions.

On rare occasions it may be that you cannot arrive during office opening hours and we have to leave the keys with a third party. This will be arranged on an individual basis. Please do not expect any address information to be in the packs with the keys. This is for security reasons and why we send you the details personally. The third party, although trusted to hold the keys, is simply there to give you the keys and will not know any information about the houses so please be aware it is your responsibility to be prepared and have all the relevant information to hand before you come to collect keys.
